We Manage your rental property at a rate of 8 % + gst, this rate is negotiable if you have multiple properties and should be discussed with Anya or Rikki prior to signing the agreement form. This rate covers rent collection and management of the home.
We have property inspections that are undertaken every 4 months to check on the condition of your home and how the tenant is living, this is included in the management fee.
All photos and advertising on the net are a free service to you, along with any maintenance organised. Our tradespeople are top quality and reasonable. We will always undertake to inform you before anything is organised, unless urgent and we have not heard from you within a day we will proceed as usual.
The let fee is charged at the beginning of a lease, this is normal Real Estate Practice and it equates to one week rent plus gst, the tenants two rent payments upfront cover this amount and are deducted from, along with the balance being credited to your account.
We have 3 websites which we use to advertise on and this is covered by your management.
We have Tica landlord insurance available to our owners discounted at $250 per year.
Tenants to pay directly into our trust account, giving us an immediate picture of the account and update to the property, we can at any time give the tenants and yourself a balance with our software programme. This allows us to always be in control of the payments.
We pay the owners mid and end of month, or whichever date falls on the business day either side of the time, usually around the 15th and the 28th etc.
Our tenancy forms are readily available to download off our website, along with a maintenance request form that emails us directly to allow us their explanation of the issue, and record of them notifying us.
We aim to always be available to listen to our owners and tenants and pride ourselves on our boutique style company that cares. Our social media reviews are real proof that we are the best and have been for over 8 years constantly doing the right thing, our google reviews are excellent and freely available for the whole world to see.
